The Chattooga County Board of Assessors will send out property assessment notices for the 2025 tax year on June 30, 2025. Property owners should note that these notices will look different from previous years due to changes in Georgia law influenced by House Bill 581 and House Bill 92.
A major change is that the notices will not include an estimated property tax amount. Instead, they will show estimated rollback millage rates for the city, county, and school system, which indicate the tax rate needed to bring in the same revenue as the previous year based on current property values. Additionally, Georgia has introduced a standard format for assessment notices statewide for 2025.
House Bill 581, also known as the Save the Homes Act, established a floating homestead exemption and lifted sales price caps on property valuations. This allows assessors to determine property value based on fair market value. House Bill 92 focused on the format and content of assessment notices. The Chattooga County Board of Assessors say that while these changes might cause some confusion, they aim to give a clearer and more accurate view of property values and tax implications.
Property owners can appeal their assessed value within 45 days of the notice date if they disagree. The notices will also provide contact details for the Chattooga County Board of Assessors, encouraging property owners to ask questions about their assessments or the appeals process.
