
Chattooga County’s housing market presented a nuanced picture in July 2025, with home prices continuing a modest upward trend, even as sales activity significantly slowed and properties took much longer to sell compared to the previous year.
The median sale price for homes in Chattooga County reached $182,500 in July 2025. This represents a 2.8% increase compared to July 2024, indicating continued appreciation for homeowners in the area.
However, beneath the surface of rising prices, there are clear signs of a cooling market. The number of homes sold in July 2025 saw a substantial decrease, with only 8 homes changing hands. This is a significant drop from the 14 homes sold during the same month last year, marking a 42.9% reduction in transaction volume year-over-year.
Adding to the picture of a shifting market, homes are now spending considerably more time on the Multiple Listing Service (MLS). On average, properties in Chattooga County sold after 81 days on the market in July 2025. This is a sharp contrast to July 2024, when homes typically sold in just 36 days. The addition of 45 days to the average selling period, representing a 125% increase, suggests decreased buyer urgency and potentially a rebalancing of supply and demand.
The data points to a market that is becoming less frantic than in previous years. While property values continue to climb, the marked decrease in sales and the extended time homes spend on the market could be influenced by a combination of factors, including higher interest rates impacting buyer affordability, a more cautious approach from prospective purchasers, or an increase in available inventory.
For Chattooga County homeowners, the continued price appreciation is positive, but those looking to sell should be prepared for a longer sales process and potentially fewer immediate offers than in recent boom times. Buyers, on the other hand, may find themselves with more negotiation room and a greater selection of properties to consider as the market normalizes.
