The Chattooga County housing market remained active during July, with inventory continuing to provide buyers with more options while home values remained relatively stable.

According to the latest market data, the median listing price for homes in Chattooga County was approximately $209,900, while the average home value was about $182,000, reflecting modest year-over-year appreciation.

The county had 173 homes listed for sale, an increase of more than 24 percent compared to a year ago, giving buyers a wider selection than they had during the tight inventory conditions seen in recent years. Homes spent a median of 58 days on the market, indicating that well-priced properties are continuing to attract interest, although buyers generally have more time to make purchasing decisions.

In Summerville, the median listing price stood at $229,000, while median listing prices were approximately $207,450 in Trion and $204,950 in Lyerly. Mountain properties in the Cloudland area continued to command some of the county’s highest asking prices.

Nationally, the housing market cooled during July as higher mortgage rates and seasonal slowdowns prompted more sellers to reduce asking prices. Analysts say buyers are benefiting from increased inventory and greater negotiating power compared to recent years.

Local real estate professionals note that homes priced competitively and presented in good condition continue to sell, while overpriced listings are remaining on the market longer as buyers become more selective.
