The number of homes sold in Chattooga County increased during August compared with the same month last year, while average and median sale prices moved lower.

According to Georgia MLS, 13 homes were sold in Chattooga County during August 2026, compared with eight sales in August 2025. That represents an increase of more than 62 percent in the number of sales from a year earlier.

The average sale price in August was $297,308, compared with $413,250 in August of last year. However, last year’s average was affected by the relatively small number of transactions and higher-priced properties, making year-to-year averages in a small county such as Chattooga particularly susceptible to large swings.

Georgia MLS reports that the 13 homes sold last month had an average listing price of $315,015, meaning the average sale came in about $17,700 below the asking price.

A separate August market report from Realtor.com puts the median sale price in Chattooga County at $170,000, down about 8 percent from a year ago. The median is the midpoint of sales rather than an average and can provide a useful picture of prices when a relatively small number of homes are changing hands.

More Homes Available To Buyers

Buyers continue to have considerably more choices than during the extremely tight housing market of several years ago.

Realtor.com reported 169 active listings in Chattooga County during August, about 6.5 percent more than a year earlier. The county’s median asking price was $219,750, up just over 4 percent from August 2025.

Homes are also taking longer to sell. The median time on the market reached 86 days in August, up approximately 45 percent from a year earlier. Realtor.com characterized Chattooga County as a balanced housing market, meaning supply and demand were relatively even.

The figures continue a trend WZQZ News reported last month. In July, Chattooga County had 173 homes listed for sale, providing prospective buyers with considerably more inventory than they had a year earlier.

What The August Numbers Show

Taken together, the August figures point to an interesting local market.

More homes are selling than a year ago, but buyers appear to have more negotiating room. Sales increased from eight to 13 year-over-year, while homes generally remained on the market longer and sale prices were below asking prices.

Because Chattooga County is a relatively small real estate market, monthly figures can change substantially based on just a handful of transactions—particularly when expensive mountain properties or large-acreage homes are included in a month’s sales. For that reason, longer-term trends are generally more meaningful than any single month’s average price.

Still, August brought a noticeable increase in activity, with five more homes sold than during August of last year, even as prices were lower.
